10 West Street/Modern Theatre is a 466-bed residence hall, owned and operated by Suffolk University. The building is 12 stories in height and contains a basement and sub-basement. The building consists of 10 floors of living space in single, double, triple, or quad rooms with options of suite and apartment living. The building also consists of:

• Quiet study spaces for individual or group study
• Social and lounge space on each floor of the West Street suites, and the Modern Theatre floors
• A Mezzanine social space
• Recreational space
• An exercise/aerobics room
• Laundry facilities
• Kitchens in each apartment, and one for use by the residents in the basement.
